RENT PAYMENTS

Rent is due on the first day of each month and late if not paid by 4:30 on the fourth day of each month. Late fees are assessed at that time, no matter what day the fourth falls on.
You can mail or drop off your check to our office at 3421 Empresa Drive, Suite A, San Luis Obispo. The dropbox is accessible 24/hours a day, 7/days a week.
MAINTENANCE
If you have a maintenance issue, which is a non-emergency, please fill out our maintenance request form or contact the office at 805-541-6664.
For emergency situations after hours, please call 805-541-6664, ext. 20
UTILITIES
If you are required to turn on any utilities in your name, we recommend calling a week or more in advance to schedule.
If you do not plan on moving in on your “move-in date”, YOU ARE STILL REQUIRED TO HAVE THE SERVICE TURNED ON FOR THAT DAY!

RENTERS INSURANCE
Tenant’s or guest’s personal property and vehicles are NOT insured by Owner, Manager or, if applicable, HOA, against loss or damage due to fire theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause.
You are advised to carry your own insurance (renter’s insurance) to protect yourself from any such loss or damage.
Renter’s insurance is relatively inexpensive and can often be secured through your automobile insurance carrier or through your parents’ insurance.
